We find the leak. With the least disruption to your home.
Hidden water and heating leaks pinpointed with thermal imaging, tracer gas and acoustic listening, then repaired, with a photographic report your insurer can act on. Based in Watford, working across Hertfordshire and London.

Signs there is a hidden leak in your home
One of these on its own is worth a phone call. Two or more and you almost certainly have water going somewhere it should not. Each one opens a guide to what it means and what to do now.
A metered bill that doubles with no change in how you use water almost always means water is escaping somewhere between the meter and your taps.
What it meansTurn every tap and appliance off, then watch the meter. If it still moves, water is leaving the pipework somewhere.
What it meansA sealed heating system that needs topping up every few days is losing water through a leak in the circuit, not evaporating.
What it meansA floor that is warm in one spot with no underfloor heating, or a heated floor with one area hotter than the rest, points to a hot pipe leaking beneath it.
What it meansA patch on a ceiling or wall that dries out and returns is being fed from a pipe, and the pipe is rarely directly behind the stain.
What it meansPressure that has dropped over weeks, especially at the kitchen cold tap, can mean the supply pipe is leaking underground.
What it meansWater escaping under pressure makes a faint hiss. If you can hear it at night with everything off, so can our microphone.
What it meansA persistent damp smell, mould on skirting or lifting flooring usually means water has been sitting under the floor for some time.
What it meansLeak detection for every kind of leak
Water mains under the drive, heating pipes under a screed, a bath waste inside a ceiling, a manifold loop that will not hold pressure. Pick the one that sounds like yours.

Water leak detection
Hidden leaks behind walls, under floors and in ceilings, pinpointed with thermal, acoustic and tracer gas kit before anything is opened up.
Water leaks
Central heating leak detection
A boiler that keeps dropping pressure means water is escaping somewhere in the heating circuit. We find the pipe or fitting and fix it.
Heating leaks
Underfloor heating leak detection
A leaking underfloor heating loop is found by isolating circuits at the manifold, then mapping the pipes with thermal imaging and tracer gas.
Underfloor heating
Water mains and underground leak detection
Leaking supply pipes under driveways, gardens and concrete floors, located with acoustic and tracer gas kit so only one small excavation is needed.
Mains & underground
Thermal imaging leak surveys
A thermal imaging camera shows warm pipe runs and cool wet patches through floors and walls, so the leak is seen before anything is opened.
Thermal imaging
Tracer gas leak detection
A safe hydrogen and nitrogen mix is put into the drained pipe, rises through the floor or wall and is picked up by the detector directly above the leak.
Tracer gas
Acoustic leak detection
A ground microphone listens for the sound of water escaping under pressure through floors, concrete and paving, and the reading peaks directly over the leak.
Acoustic
Trace and access insurance reports
Leak detection carried out and documented the way insurers expect, with a report your claims handler can act on straight away.

Every survey uses whichever combination of these finds your leak fastest. The photos are from our own jobs.

From your first call to a leak you can see in the report
Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.
On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.
Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.
You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.
A report your insurer can act on
Most buildings insurance policies include trace and access cover for finding a hidden leak and making good the way in. Our report is written for that claim: what we tested, what we found, where it is, with photographs, thermal images and readings.
- Turn off the stop tap or the heating and stop topping up
- Photograph the damage, the boiler gauge and the meter
- Tell your insurer a leak is suspected and detection is being arranged
- Trace and access pays to find the leak and make good the access

Questions we are asked most
How much does leak detection cost in Watford?
We agree a fixed price for the survey before we come out, after a short call about the property and the symptoms. No hourly rate and no surprises. Many buildings insurance policies cover the cost under trace and access, and our report is written for that claim.
Do you cover London as well as Watford?
Yes. We are based in Watford and work across Hertfordshire and London, from Harrow, Barnet and Enfield through north and west London to south of the river, and further afield where the job needs us.
Will leak detection damage my home?
No. Thermal imaging, the acoustic ground microphone and tracer gas all work through finished floors and walls. The only opening made is at the marked leak, and only if you ask us to carry out the repair.
Is leak detection covered by my insurance?
Many buildings insurance policies include trace and access cover, which pays for finding a hidden leak and making good the area opened to reach it. Check your policy wording, and let your insurer know a leak is suspected. Our report gives them everything they need.
How long does a leak detection survey take?
Most home surveys take between two and four hours. Large properties, buried supply pipes and underfloor heating can take longer, and we tell you before we start if that looks likely.
Do you repair the leak as well as find it?
Yes. Once the leak is pinpointed we can open that one area, repair the pipe, refill and test the system, and photograph the repair for your report. If you would rather use your own plumber, the marked location and the report give them everything they need.
Still dripping? Every hour costs you water and damage.
Call now and we will tell you straight away whether it needs a same-day visit. Or send a photo of the stain, the meter or the boiler gauge on WhatsApp.
